General Terms and Conditions | Finca KaYu

By making a reservation at Finca KaYu, the guest acknowledges having read and agrees to the following terms and conditions.
1. Reservation and Payment
A reservation is final once the payment or agreed deposit has been received.
Upon receipt of payment, the guest will receive a written confirmation.
Finca KaYu reserves the right to refuse a reservation without providing a reason.
2. Cancellation
Individual Room Reservations
Cancellation up to 30 days before arrival: 100% refund.
Cancellation between 30 and 14 days before arrival: 50% refund.
Cancellation within 14 days before arrival or in case of no-show: no refund.
Group Reservations / Exclusive Hire
Cancellation up to 60 days before arrival: 100% refund.
Cancellation between 60 and 30 days before arrival: 50% refund.
Cancellation within 30 days before arrival or in case of no-show: no refund.
Cancellations must always be communicated in writing (via email).
In exceptional cases (such as the death of a direct family member), an exception may be considered only after written proof and consultation.
We advise guests to take out appropriate cancellation insurance.
3. Check-in and Check-out Times
Rooms (B&B)
Check-in: 15:00 – 20:00
Check-out: by 10:00
Camper Sites
Check-in: from 13:00
Check-out: by 12:00
Deviations are only possible with prior written confirmation.
4. Deposit (Groups)
A deposit of €750 applies to group reservations.
The deposit will be refunded after inspection of the accommodation and grounds, provided no damage, excessive pollution, or violation of house rules is found.
Finca KaYu reserves the right to deduct damages, extra cleaning costs, or imposed fines from the deposit.
5. Peace, Sociability, and Sound Restrictions
Finca KaYu is not a party venue, but a place where social gatherings are possible within clear boundaries and with respect for the surroundings.
A party or social evening is allowed, provided peace and respect for other guests and neighbors are maintained, the maximum sound level of 70 dB is not exceeded, and outdoor music is completely stopped by 00:00.
Bringing or using personal sound systems, speakers, DJ equipment, or amplified music systems on the premises is not allowed.
Only the speaker provided by Finca KaYu may be used.
Live music, DJs, or other external sound equipment are only allowed with prior written permission from Finca KaYu.
If the sound limit is exceeded or there are complaints from neighbors or other guests, Finca KaYu is entitled to demand an immediate reduction in volume, terminate the music immediately, withhold the deposit in whole or in part, end the stay without refund, and recover any imposed fines from the main booker.
The main booker is fully responsible for compliance with these conditions by all group members.
6. Smoking and Drug Policy
Finca KaYu is a smoke-free and drug-free area.
Smoking is only allowed in the designated area.
The use, possession, or trading of drugs is strictly prohibited.
7. Pets
Rooms (B&B)
Pets are not allowed in the rooms.
Camper Sites
Pets are allowed provided they are leashed at all times, do not enter facilities, do not stay at the pool or sanitary areas, and are only walked outside the premises.
The owner is fully responsible for behavior and any damage.
8. Pool and Facilities
The pool and all facilities are private property of Finca KaYu.
Use is entirely at your own risk, including but not limited to the pool, trampoline, ping pong table, hammocks, playground equipment, shared kitchen, and outdoor furniture.
Children must be under direct adult supervision at all times.
Finca KaYu accepts no liability for accidents, injuries, or damage resulting from the use of facilities.
9. Access to the Premises
Access is only allowed for registered guests.
External visitors are not allowed without prior written permission.
10. Liability
Staying at Finca KaYu is entirely at your own risk.
Finca KaYu accepts no liability for loss, theft, or damage to property, injury or accidents, damage to vehicles, campers, or personal belongings, and interruptions of services.
Guests are liable for damage caused by themselves, their children, pets, or fellow travelers.
11. Vehicles and Power Connections
Parking and use of power connections are entirely at your own risk.
Finca KaYu is not liable for damage to vehicles or technical installations of guests.
12. Fire Safety
Open fires are not allowed.
Barbecuing is only allowed with prior permission.
Candles or other open flames in rooms or facilities are not allowed.
13. Force Majeure
Finca KaYu is not liable for limitations or interruptions due to force majeure, including but not limited to power outages, water interruptions, extreme weather conditions, natural disasters, government actions, or technical failures beyond our control.
14. CCTV
To protect guests and property, the premises may be partially monitored by CCTV.
15. Insurance
Guests are responsible for ensuring they have valid travel and liability insurance during their stay.
